The state of the market in NN14 this month

In the past year, NN14 has seen a lot of activity, with a total of 519 properties progressing through to completion within the last 12 months.

Properties in NN14 had an overall average price of £301,871 over the last year.

The majority of sales in NN14 during the last year were detached properties, selling for an average price of £409,955. Semi-detached properties sold for an average of £234,011, with terraced properties fetching £200,269 and flats at an average of £116,773.

Overall, sold prices in NN14 over the last year were 18% up on the previous year and 31% up on the 2015 peak of £230,949.

The volume of detached sales over the last year, reflects the type of properties that NN14 mainly consists of, with detached being by far the most popular.

Semi-detached sales are only slightly ahead of terraced homes with flats making up a small fraction of total sales, mainly because NN14 has not seen the volume of multi-residence new builds or conversions in recent years, unlike other parts of the county.

Property in the region of £500,000 to £800,000 was the price band with the highest sales.

Current availability of property does vary by property type, but the figures clearly indicate that NN14 is a seller’s market, around two thirds of property on the market being SSTC.

The figures for terraced homes demonstrates that the demand for terraced homes is even greater than the rest of the market with 106 our of 135 properties that are on the market being SSTC.
